What is the MLS?
The Multiple Listing Service or MLS is generally speaking, a cooperative marketing conglomerate of Real Estate Brokers and their agents. You may peruse MLs listings here.)
Before the MLS, brokers merely represented a seller and then would find a buyer. I am sure it was some
savvy agent who figured out that it could be more effective to split the commission with another broker. After all, half of something is better than 100% of nothing.
I am also sure that it was not just the brokers profit motive that caused this innovation. No doubt a seller must have demanded better marketing as part of his or her representation.
So it wasn't long before agents and brokers were sharing their "listings" on what amounted to a 3x5 card. These cards would be printed and distributed to all the cooperating brokers.
That's right cooperating. Not everyone would place their listings on the MLS. Now days "pocketing" a listing is seen as a disservice, and perhaps even misrepresentation.
So as the computer revolution evolved so did the MLS.
As the dot com era came, many budding competitors were out to take over the MLS. Some even making an attempt to replace the broker.
The National Association of Realtors not always the swiftest to change, felt the impending competition and created Realtor.com
Many Regional MLS' moved to put their content online so that now what was once inside information, is now public. A buyer can literally go to an MLS service or Realtor.com and look for homes themselves, without the pressures of a commissioned agent.
What was once proprietary information is now widely available on the net.
The move by Realtor.com has seemingly squelched if not temporarily halted the competition.
Owners.com who was probably the many thought to be the biggest threat to the MLS system folded its doors and as far I can tell sold to another competitor.
I believe that the reason that owners.com and others like it have either folded or have met with limited success is because of:
- The dot bomb recession.
- It tried to replace the personal touch.
The MLS has had the opportunity to refine itself into (albeit begrudgingly) an extremely valuable asset to the selling public. As I write,
many MLS' in every region are moving to make their information available to the general public through the internet.

thousands of buyers, inclusion is no longer an option. It is a necessity"
